General Terms and Conditions

This document sets out the general terms and conditions that form part of the contract established between the guests and the company Gestiones Villalia S.L., with registered address at Calle La Laja 4, Yaiza, Playa Blanca, 35580, Las Palmas, and Tax ID B76147180.

At the time of making your reservation, regardless of the channel through which it was made—whether via this website or another sales agent collaborating with Villalia—you accept the terms and conditions detailed in this section.

1. Booking and payment process

The reservation will be confirmed once the first payment of the agreed percentage according to the destination and accommodation (specified in each listing and prior to confirming the reservation) has been received. Once this payment is verified, the guest will receive a booking confirmation email. Payment must be made within no more than 72 hours after making the reservation, by bank transfer or credit card. If payment is not received within this time frame, Villalia reserves the right to cancel the reservation without prior notice.

The remaining balance must be paid 15 days prior to the arrival date at the accommodation by bank transfer or credit card (Visa or Mastercard), except for reservations with arrival dates in July and August, which must be paid in full 30 days prior to arrival.

Payment deadlines may vary depending on season and destination and will be specified in each accommodation listing before finalizing the reservation.

Prices shown on our website are in euros per night or as the total booking amount. The minimum stay varies depending on the season and accommodation.

2. Prices and services

Additional charges for extra services may not be included at the time of booking, depending on the accommodation and its specific conditions. If any of these services are not included in the rental price, this will be shown when confirming the extra service. Other extra services, experiences, or personalized services may be added at the time of booking or later via the form on our website or by emailing villas@villalia.es to receive information on availability and prices.

2.1 Included services

A baby cot and high chair are available per stay upon guest request. Initial and final cleaning of the accommodation is included, as well as an additional cleaning if the stay exceeds 7 nights. Pool maintenance and cleaning are included according to the maintenance team’s schedule, which will be communicated upon arrival.

3. Cancellations and changes

To request changes or cancellations, we recommend contacting the Villalia team in writing via WhatsApp or email.

No modification will be penalized provided it is communicated within the required notice period. Changes will only be accepted if accommodation availability allows.

If, due to circumstances beyond the property’s control (breakdowns, flooding, fire, or other force majeure), the reserved apartment cannot be offered, it may be replaced with another of similar characteristics. If this is not possible, the reservation will be cancelled. In all cases, the guest will be informed as soon as possible and may choose to receive a full refund if they do not accept the alternative accommodation.

Cancellations made 15 days or more prior to the check-in date will receive a full refund of the amount paid for the villa reservation (bank fees excluded).

Cancellations made less than 15 days prior to the check-in date will not be refunded under any circumstances.

For reservations starting in July and August, cancellations made less than 30 days prior to the check-in date will not be refunded under any circumstances.

Cancellation periods may vary depending on destination, season, or accommodation and will always be specified in the listing and cancellation policy.

4. Security deposit

At the time of completing online check-in and once full payment of the reservation has been made, guests must provide their credit card details and expiration date. No charge or hold will be made. However, if any damage is found after departure, the guest will be informed and the corresponding amount will be charged for damages to the property or failure to comply with house rules affecting the condition of the property or the time required to prepare it for the next guest.

5. Occupancy and stay

Check-in time is 4:00 p.m. Early check-in must be requested in advance and is subject to availability and team organization. Check-out time is 10:00 a.m.; additional time must be requested and paid accordingly. If these schedules are violated without prior authorization, extra charges may apply.

Children under 2 years old are not counted toward the number of guests for payment calculations.

It is STRICTLY PROHIBITED to exceed the number of guests declared at the time of booking. Otherwise, Villalia reserves the right to charge the corresponding amount for extra guests to the security card.

Pets are only permitted with special authorization requested and approved in advance. Violation of these conditions may result in charges for cleaning and disinfection of the accommodation.

6. Guest responsibilities

Guests are responsible for respecting the following house rules:

Villalia reserves the right to charge extra fees to the security card or terminate the rental contract and request that the villa be vacated if any of these responsibilities are breached before, during, or up to 7 days after the stay.

7. Villalia responsibilities

Villalia will provide guests with all necessary and accurate information for arrival and surrounding conditions. However, it is not responsible for nearby construction works, satellite TV availability, or interruptions to electricity, water, or internet services beyond the company’s or property’s control, and no compensation will be offered in such cases.

If the property suffers damage preventing rental before guest arrival, Villalia will inform the guest and offer alternatives with equivalent price and conditions. If this is not possible due to lack of availability, the full booking amount will be refunded without compensation.

8. Data privacy

Your personal information will be handled in accordance with Organic Law 3/2018 of December 5 on data protection and will not be shared with third parties for any commercial or other purposes.
